At Devins Powerwash, we handle HOA exterior cleaning as a community-wide maintenance service. We clean HOA homes, condos, multi-family buildings, shared concrete, roofs, gutters, exterior windows, fences, and other common areas. We already work on one- and two-story homes, multifamily properties, and condos.
That matters to HOA boards and property managers because buildup rarely appears on a single surface. Mold, mildew, moss, algae, and dirt can spread across siding, roofs, concrete, gutters, windows, and fences. We use low-pressure soft washing and high-pressure cleaning where appropriate, such as on concrete and pool decks. Every quote is custom, and pricing details are available upon request.
HOA exterior cleaning quotes are custom. We do not use one flat standard price for every community because the total depends on the scope of work. We may estimate from satellite imagery, square footage, property size, number of stories, surface type, roof pitch where needed, surface condition, job length, and the full scope across the property. HOA totals also change based on community size, building height and access, the mix of services requested, siding and roof types, amount of buildup, window count and design, concrete square footage, and add-ons like concrete sealing, gutter guards, oil treatment, or specialty stain work.
When a community schedules multiple exterior cleaning services for the same property, we may be able to offer a better overall rate. Window cleaning can be bundled with other services when the scope allows, making it easier to manage multiple cleaning needs in a single coordinated visit. Multi-service pricing depends on the services requested, the size of the property, and the full scope of work.
We clean common exterior materials like vinyl siding, HardieBoard, metal siding, brick, and aluminum using a soft wash, low-pressure process designed to protect the surface while removing buildup. Wood siding is not included in this service. While the general cleaning approach is similar across these materials, certain surfaces may require a stronger cleaning mix, extra dwell time, or longer drying time, depending on the condition and material type.
Around Cleveland, the roof types we commonly clean are asphalt shingles and metal. We pre-treat shrubs, bushes, and siding before application, keep protecting plants during the job, use a low-pressure approach, apply a custom solution cocktail to organically kill mold, moss, mildew, dirt, and algae, and let the application work for multiple hours. We also take before-and-after photos, identify pre-existing issues, and avoid shooting underneath shingles.
We clean HOA driveways, sidewalks, walkways, entry pads, shared concrete surfaces, and pool decks. We hook up to the property’s water supply when needed, pre-treat the concrete to break up organic mildew, use high-pressure rotating surface cleaners, and post-rinse the area. Rust and stain removal are separate. Oil treatment uses a degreaser and can be billed as an additional service, but oil removal is not guaranteed to come out 100%.
If concrete sealing is approved on the bid, we apply a water-based Sherwin-Williams seal after cleaning on the same day. It protects the concrete for up to two years and leaves a clear coat with a beading effect.
Our HOA gutter service can include full gutter cleaning, downspout flushing if requested, downspout unclogging, strainers to help prevent blockages, gutter whitening, and gutter guard installation. We do not do gutter repairs. We clean the entire gutter system, remove dirt, debris, and buildup, flush downspouts upon request, and clean up the grass, dirt, and concrete areas below.
We also use leaf blowers, high-powered vacuums, biodegradable cleaning solutions, and eco-friendly methods as needed. Gutter cleaning is recommended at least twice a year, and we inspect for visible issues such as sagging or leaking gutters during service.
We clean single-hung, double-hung, storm windows, French pane windows, glass doors, and sliders. We quote the job first, do a pre-walkaround inspection, take before pictures, clean with a water-fed pole and purified water system, check the results, take after pictures, and confirm the customer is happy before we leave.
Exterior window cleaning is the primary service. Interior window cleaning is only done on request, and we do not provide window screen cleaning. We can also handle post-construction window cleaning, high-rise window cleaning for commercial buildings, window cleaning for larger properties, and campus work. Recurring service is available monthly, quarterly, and biannually, and results typically last one to three months.
Fence cleaning can be included for HOA-maintained perimeter fencing and shared outdoor structures. We use low pressure, apply a solution, and organically kill mold, moss, mildew, dirt, and algae on the fence. Pricing depends on the material, the length, and the size.
We use low-pressure soft washing on siding, fencing, roofs, and other delicate exteriors where surface safety matters most.
We use rotating surface cleaners for concrete, water-fed pole systems for windows, leaf blowers, vacuums, biodegradable products for gutters, degreaser for oil treatment, and a Sherwin-Williams water-based sealer for concrete protection.
We already work across one-story homes, two-story homes, multi-family buildings, and condos, which is useful for communities with several buildings and common areas.
We are bonded and properly insured, with strong coverage in place to give clients added confidence and protection.
We document our work with before-and-after photos and walkthroughs or final checks across house washing, roof cleaning, window cleaning, and concrete cleaning.
If a community schedules multiple services at the same property, we can offer a better rate.
We offer after-hours service for businesses, recurring window service, and routine gutter maintenance recommendations to help property managers plan around daily activity.
We aim to make sure the customer is 100% satisfied before a bill is sent.
We start by reviewing the community scope and building a custom quote around what the property actually needs. That may begin with satellite imagery, square footage review, service count, property size, building height, materials, roof pitch, where needed, and the total scope of work. If the HOA wants more than one service, we can quote different parts of the project separately.
Before cleaning starts, we call when we are on the way, walk the property with the client if they are on site, take before pictures, identify pre-existing issues where relevant, review surface conditions, and hook up to the property’s water supply when needed.
For soft-wash and roof-cleaning work, prep comes first. We pre-rinse as needed, pre-treat shrubs, bushes, siding, or surrounding areas as needed, apply surface-appropriate cleaning solutions, adjust cleaning strength based on the material and buildup, and continue protecting landscaping throughout the process. Concrete may also be pre-treated to break up mildew before pressure cleaning begins.
Siding, building exteriors, and fences are soft-washed with low pressure. Roofs get a low-pressure application with custom solutions, and we do not shoot under shingles. Concrete, pool decks, drive lanes, and sidewalks are cleaned with high-pressure surface cleaners after pre-treatment. Gutters get full debris removal, with optional downspout flushing; windows are cleaned with purified water and a water-fed pole system; oil stains can get a degreaser treatment, with no 100% removal guarantee; and concrete sealing can be applied the same day after cleaning if it was approved on the bid.
After cleaning, we post-rinse where required, clean surrounding ground areas after gutter work, take after pictures, walk the property with the customer if they are available, confirm they are happy with the work, and address touch-ups if needed before final billing. We check customer satisfaction before finalizing the invoice.
We work to ensure the customer is 100% satisfied before a bill is sent, and we offer a 100% satisfaction guarantee. Before-and-after pictures are part of that accountability process. For concrete sealing, we use a Sherwin-Williams water-based sealer that protects concrete for up to two years. Oil stain removal is not guaranteed to be 100% effective, and rust and stain removal for concrete are separate services.
For gutter cleaning, we inspect for visible issues such as sagging or leaking, but repairs are not included. Window cleaning includes insurance-backed service protections, but we keep that general here and do not list policy terms that were not provided.

Yes. Bundled pricing is available when multiple services are completed on the same property. The more services included in the project, the better the rate we may be able to offer.
At a minimum, gutters should be cleaned twice a year. Some communities may need more frequent service depending on surrounding trees, roof runoff, and how quickly debris accumulates.
Yes. We can flush or unclog downspouts as part of gutter service, and we also install gutter guards. We do not provide gutter repairs.
